Our planners, engineers and surveyors have been involved in this consent since inception. Limited notified to neighbours and a contentious hearing with legal and planning representation for the neighbours. Consent has been approved with the development being 55% coverage in the MHU zone with infringements to height and height in relation to boundary. The permitted baseline was key in determining the actual effects of the proposal and #MonkMcKenzie did a fantastic job of plan documentation illustrating key differences. A very happy client with a lot more GFA than permitted who trusted in the original design and advice on how to maximise the site. Looking forward to seeing this one come out of the ground with our engineers and surveyors continuing to be involved in the development.
Civix Planners have obtained non-notified consent for a multi-unit development in the MHS zone for GemScott in Partnership with Kāinga Ora.
Providing 60 new terraced houses/apartments in Flat Bush, in a combination of two and three story apartments and terrace houses. The aim of this development was to create a community within the development through the provision of a shared multi-function room and open green space. There are a number of accessible dwellings also provided.

Civix planners, engineers and surveyors were engaged by Kāinga Ora to deliver an apartment development in the THAB zone for 35 units and a community room, provided over three walk-up apartment blocks that comprise 1, 2 and 3 bed units. Consent was obtained on a non notified basis inclusive of multiple development control infringements. We look forward to rolling out the apartment development with the architects and contractors with our engineers and surveyors.

CIVIX obtained a non-notified resource consent for a new 4-lot terraced housing development in the Scott Point Precinct of Hobsonville, designed by Ministry of Architecture + Interiors (https://www.ministry.nz/). Engineering Plan Approval and associated engineering approvals are currently underway. Consent was approved quickly without the need for any further information under Section 92, leaving a very satisfied client.
CIVIX recently obtained a non-notified resource consent for a new 39-unit development on Edmonton Road in Henderson. Engineering Plan Approval and associated engineering approvals are currently underway. Designed by Ozac Architects, the proposal made effective use of the site and included earthworks with significant retaining walls and a groundwater consent requirement. High quality landscaping was designed by SOLA Landscape Architects. Land Owner approvals were also required for works affecting trees, all successfully negotiated by our planners.
A collaboration between NG Projects and Kāinga Ora to deliver affordable modern homes in Papakura was carried out by Civix with our surveyors, engineers and planners obtaining consent. We look forward to delivering this project as soon as possible alongside other Kāinga Ora projects we are current working on. Great to see quality architecture coming through and good urban outcomes.
CIVIX planning, engineering and surveying teams recently obtained non-notified resource consent in Point Chevalier for the partial demolition of several unsympathetic building additions to a historic heritage building. The demolition will result in the historic shop more closely reflecting its original building form and footprint, noting it is also proposed to be relocated on site, re-piled and renovated sympathetically so that the rear of the property can provide four high quality residential units. Construkt Architects and Archifact provided significant technical expertise and design input, noting Councils Heritage Team opposed the proposed demolition extent and on-site residential interface, however the Independent Duty Commissioner supported the justification and expert design rationale provided by the consultant team. We were fortunate to have such great clients who supported our decision making, even when this wasn’t easy, and we’re all super excited to see this one progress quickly in the near future!
Riverside Terraces is a boutique 44 unit development (mix of 1-3 bedrooms) for visitor and residential accommodation. Consent has been obtained from QLDC with our planners and surveyors being involved from conception through to approval. Despite the current market conditions in Wanaka site works are planned to start in the next month and with only four units remaining shows the quality of the development and the appetite for well designed (MATZ Architects) affordable units in this location. We look forward to seeing this development come out of the ground and are preparing Stage 3 of the development currently for RC/SC.
CIVIX obtained a non-notified resource consent for a new 7-unit development on Mount Eden Road in Three Kings. Supporting Engineering Plan Approval and associated engineering approvals followed. Designed by Square Tomato Architects, the proposal made effective use of the site and was deemed to successfully contribute to the transition of the emerging character of the area. Numerous technical reasons for consent were required, all successfully negotiated by our planners in quick time leaving one very happy client!
Civix obtained consent for a redevelopment of a clifftop property in Birkenhead Point that has some of the best views in Auckland back to the city and across the inner harbour. The design by Monk McKenzie architects makes the most of the views while providing for modern living over three levels in the Single House Zone with associated Character Overlay. We look forward to seeing LEP Construction redevelop the site on behalf of the client.
NEO is an upmarket, brand new city-fringe apartment development situated on an elevated site in a quiet cul-de-sac on the Grafton ridge-line. Designed by Leuschke Architects, this proposal for 99 residential apartments was successfully consented by the CIVIX planning, engineering and surveying teams on a non-notified basis. With construction well underway, we look forward to the completion of this project and the increased housing choice provided in the fringe CBD.

2 Laser Place, Bayview is a boutique development of seven, 2 bedroom terrace units designed by FORMiS. Civix have been involved since site acquisition and resolved all surveying, planning and engineering for the development. The units are currently being marketed for sale with the title process being undertaken by Civix.
An 11 unit development of three storey terraces and a standalone dwelling on a prominent corner site. Designed by Ozac Architects, these large format terraces (minimum three bedrooms with split living areas) will provide modern convenience for those still requiring generous sized dwellings. Civix obtained non-notified planning consent post negotiations with council to ensure the proposal maximised its development opportunity.
A new visitor accommodation facility for 33 units in Newmarket designed by FORMiS and with surveying, planning and engineering input from Civix. Consent obtained on a non notified basis and worked through with AT and heritage as a result of character overlay. Straight in to BC documentation and arranging for on site works. We look forward to seeing this development come out of the ground.
In collaboration with Ozac Architects we have obtained non notified approval for an 8 unit development maximizing yield and providing an efficient and affordable housing development in New Lynn. Civix have been involved via planning, engineering and surveying and look forward to rolling out the subdivision in the coming months.

Civix were involved from site acquisition, through non notified consent with our planners, engineers and surveyors and will be taking the development through to fee simple titles. CIVIX's planning, engineering and surveying teams have worked collectively on this project from site acquisition through to delivery of titles with construction nearing completion. A relatively streamlined consenting process saw site works commence quickly and the construction programme remain on target for a scheduled delivery of early 2020. We are looking forward to seeing the finished product.
