St GEORGES BAY ROAD

Our planners, engineers and surveyors have been involved in this consent since inception. Limited notified to neighbours and a contentious hearing with legal and planning representation for the neighbours. Consent has been approved with the development being 55% coverage in the MHU zone with infringements to height and height in relation to boundary. The permitted baseline was key in determining the actual effects of the proposal and #MonkMcKenzie did a fantastic job of plan documentation illustrating key differences. A very happy client with a lot more GFA than permitted who trusted in the original design and advice on how to maximise the site. Looking forward to seeing this one come out of the ground with our engineers and surveyors continuing to be involved in the development.

Civix Planners have obtained non-notified consent for a multi-unit development in the MHS zone for GemScott in Partnership with Kāinga Ora.

Providing 60 new terraced houses/apartments in Flat Bush, in a combination of two and three story apartments and terrace houses. The aim of this development was to create a community within the development through the provision of a shared multi-function room and open green space. There are a number of accessible dwellings also provided.

Civix planners, engineers and surveyors were engaged by Kāinga Ora to deliver an apartment development in the THAB zone for 35 units and a community room, provided over three walk-up apartment blocks that comprise 1, 2 and 3 bed units. Consent was obtained on a non notified basis inclusive of multiple development control infringements. We look forward to rolling out the apartment development with the architects and contractors with our engineers and surveyors.

CIVIX obtained a non-notified resource consent for a new 4-lot terraced housing development in the Scott Point Precinct of Hobsonville, designed by Ministry of Architecture + Interiors (https://www.ministry.nz/). Engineering Plan Approval and associated engineering approvals are currently underway. Consent was approved quickly without the need for any further information under Section 92, leaving a very satisfied client.

Edmonton Street

CIVIX recently obtained a non-notified resource consent for a new 39-unit development on Edmonton Road in Henderson. Engineering Plan Approval and associated engineering approvals are currently underway. Designed by Ozac Architects, the proposal made effective use of the site and included earthworks with significant retaining walls and a groundwater consent requirement. High quality landscaping was designed by SOLA Landscape Architects. Land Owner approvals were also required for works affecting trees, all successfully negotiated by our planners.

A collaboration between NG Projects and Kāinga Ora to deliver affordable modern homes in Papakura was carried out by Civix with our surveyors, engineers and planners obtaining consent. We look forward to delivering this project as soon as possible alongside other Kāinga Ora projects we are current working on. Great to see quality architecture coming through and good urban outcomes.

Point Chevalier Road

Point Chevalier Road

CIVIX planning, engineering and surveying teams recently obtained non-notified resource consent in Point Chevalier for the partial demolition of several unsympathetic building additions to a historic heritage building. The demolition will result in the historic shop more closely reflecting its original building form and footprint, noting it is also proposed to be relocated on site, re-piled and renovated sympathetically so that the rear of the property can provide four high quality residential units. Construkt Architects and Archifact provided significant technical expertise and design input, noting Councils Heritage Team opposed the proposed demolition extent and on-site residential interface, however the Independent Duty Commissioner supported the justification and expert design rationale provided by the consultant team. We were fortunate to have such great clients who supported our decision making, even when this wasn’t easy, and we’re all super excited to see this one progress quickly in the near future!

Riverside Terraces, Wanaka

Riverside Terraces, Wanaka

Riverside Terraces is a boutique 44 unit development (mix of 1-3 bedrooms) for visitor and residential accommodation. Consent has been obtained from QLDC with our planners and surveyors being involved from conception through to approval. Despite the current market conditions in Wanaka site works are planned to start in the next month and with only four units remaining shows the quality of the development and the appetite for well designed (MATZ Architects) affordable units in this location. We look forward to seeing this development come out of the ground and are preparing Stage 3 of the development currently for RC/SC.

Mount Eden Road

Mount Eden Road

CIVIX obtained a non-notified resource consent for a new 7-unit development on Mount Eden Road in Three Kings. Supporting Engineering Plan Approval and associated engineering approvals followed. Designed by Square Tomato Architects, the proposal made effective use of the site and was deemed to successfully contribute to the transition of the emerging character of the area. Numerous technical reasons for consent were required, all successfully negotiated by our planners in quick time leaving one very happy client!

Tizard Road

Tizard Road

Civix obtained consent for a redevelopment of a clifftop property in Birkenhead Point that has some of the best views in Auckland back to the city and across the inner harbour. The design by Monk McKenzie architects makes the most of the views while providing for modern living over three levels in the Single House Zone with associated Character Overlay. We look forward to seeing LEP Construction redevelop the site on behalf of the client.

NEO – Madeira Lane

NEO – Madeira Lane

NEO is an upmarket, brand new city-fringe apartment development situated on an elevated site in a quiet cul-de-sac on the Grafton ridge-line. Designed by Leuschke Architects, this proposal for 99 residential apartments was successfully consented by the CIVIX planning, engineering and surveying teams on a non-notified basis. With construction well underway, we look forward to the completion of this project and the increased housing choice provided in the fringe CBD.

2 Laser Place

2 Laser Place, Bayview is a boutique development of seven, 2 bedroom terrace units designed by FORMiS. Civix have been involved since site acquisition and resolved all surveying, planning and engineering for the development. The units are currently being marketed for sale with the title process being undertaken by Civix.

33 Owens Road

An 11 unit development of three storey terraces and a standalone dwelling on a prominent corner site. Designed by Ozac Architects, these large format terraces (minimum three bedrooms with split living areas) will provide modern convenience for those still requiring generous sized dwellings. Civix obtained non-notified planning consent post negotiations with council to ensure the proposal maximised its development opportunity.

62 Remuera Road

62 Remuera Road

A new visitor accommodation facility for 33 units in Newmarket designed by FORMiS and with surveying, planning and engineering input from Civix. Consent obtained on a non notified basis and worked through with AT and heritage as a result of character overlay. Straight in to BC documentation and arranging for on site works. We look forward to seeing this development come out of the ground.

In collaboration with Ozac Architects we have obtained non notified approval for an 8 unit development maximizing yield and providing an efficient and affordable housing development in New Lynn. Civix have been involved via planning, engineering and surveying and look forward to rolling out the subdivision in the coming months.

A 72 terrace unit development with a mix of two and three bedroom terraces. Civix were involved from site acquisition, through non notified consent with our planners, engineers and surveyors and will be taking the development through to fee simple titles. Located at the eastern end of the Hobsonville peninsula in the newly developed Scott Point Estate, Scott Terraces is a boutique development of 16 townhouses just one block back from the water’s edge. Designed by Ministry of Architecture and Interiors (MOAI), these two-bedroom homes feature off-street parking, open plan living, north-facing courtyards and a competitive price point that will appeal to both owner-occupiers and investors. Civix were involved from preliminary design through to RC approval (post pre application meeting advising the development would be recommended for decline) and are gearing up to roll out the development to titles via our engineers and surveyors.

Civix planning, engineering and surveying teams successfully consented the development, by effectively agreeing the design with Council Officers before lodgement, incorporating neighbours approvals for servicing connections, and obtaining relevant Engineering Plan Approvals enabling construction to commence within 6 months from start to finish. Kaipatiki Rise is a sold-out, unique development comprised of 9 freehold, 2 bedroom architecturally-designed townhouses in a quiet residential area within walking distance to Glenfield Mall on Auckland's North Shore.

CIVIX's planning, engineering and surveying teams have worked collectively on this project from site acquisition through to delivery of titles with construction nearing completion. A relatively streamlined consenting process saw site works commence quickly and the construction programme remain on target for a scheduled delivery of early 2020. We are looking forward to seeing the finished product.

Taemaro Bay Beach House

Taemaro Bay Beach House

Our team here at CIVIX is proud to have worked on the Taemaro Bay Beach House project in collaboration with designers, Herbst Architects. The project consisted of the demolition of an existing oceanfront bach and the establishment of new luxury accommodation in its place. Located in Northland's small historic village, Mangonui.

Originally the concept was for a remodel of the existing bach, however, after a review of the district plan and legal instruments, the owners decided to seek a new build with multiple development infringements. Our planning experts obtained resource consent for this new build which included a reclad and an upgrade to the ‘Hill House’ as part of off-setting some visual effects on the Bay.

We love how this new kiwi bach compliments and blends into its natural surroundings and are very excited to see this unique project come to life.

This project was comprised of the demolition of an existing residence and the establishment of a new dwelling in Birkenhead's special character area, designed by Ponting Fitzgerald Architects.

This new build sought to take advantage of the clifftop section with extensive views of the harbour and city.

Our resource consent was recommended for decline by Council’s heritage specialists however it was approved on a non-notified basis after working through specific matters with Auckland Council's team leader and reporting planner.

We are very pleased to have been granted resource consent and look forward to seeing the finished product.

Waimana Rise, Massey

Waimana Rise, Massey

Waimana Rise is a new, distinctive development that is big on style, space and substance, yet refreshingly affordable. These 29 timelessly modern townhouses are located in Massey, West Auckland.

CIVIX's planning, engineering and surveying teams have been involved in this project from conception, through to resource and subdivision consent and now on-site with the engineers and surveyors taking the development through to titles.

Construction is currently underway and is due to be completed in June of this year with a mix of Kiwibuild and private sector purchases moving into their new homes then.

High-End Warehouse & Office Development, Westgate

High-End Warehouse & Office Development, Westgate

Our clients, Q Construction sought to create a high-end warehouse and office development, designed by Taylored studio, to suit the modern needs of a range of businesses on Fred Taylor Drive in Westgate, in one of Auckland's fastest-growing precincts.

This non-complying development proposal requested to enhance the provision of offices within each unit beyond what the district plan allowed for. After detailed negotiations with Auckland Council and Auckland Transport, our planning team obtained resource consent which was granted on a non-notified basis.

Coatesville Workers Accommodation

Coatesville Workers Accommodation

CIVIX has obtained resource consent on behalf of our client for a new dwelling, a minor unit and workers accommodation, designed by Matz Architects, for their on-site rural production in Coatesville, north of Auckland.

The proposal was for an extensive redevelopment of the site as a non-complying activity as a result of the scale of the worker's accommodation and piping of intermittent streams.

The resource consent was granted on a non-notified basis via our planning and engineering teams working together.

Newington Rd, Henderson

Newington Rd, Henderson

A total of 29 residential apartments have been consented by the CIVIX Planning and Engineering teams, alongside Square Tomato Architects.

The proposal successfully utilised the alternative height in relation to boundary standard in the manner intended and introduced a modulated building form and diverse materials palate to meet Council requirements.

As one of the first developments in the area under the AUP, the Council wanted to set the bar high early, from a design perspective. Previously consented in 2017 as a simple two lot development, the Auckland Unitary Plan allowed significant further intensification and development, and this was successfully achieved in a proposal that will help kick start more intensive redevelopment along Newington Road.

Greenlane Heritage Residential

Greenlane Heritage Residential

CIVIX has been granted a non-complying resource and subdivision consent for a second dwelling in the Single House Zone with Character Overlay. The new dwelling will enable intergenerational separated living on the family-owned property.

The second site was 371m2 (complying 600m2) on a corner allotment that interfaced between the SHZ/Special Character and Mixed Housing Suburban zones.

Our Engineering team also provided a flood report justifying the new dwelling on piles within an existing large overland flow path.

Council heritage experts were unsupportive but consent was obtained, non notified via duty commissioner. We are very pleased and happy to have got consent for the family.

McLeod Quarter

McLeod Quarter

CIVIX undertook the review of an existing resource consent for McLeod Quarter, with the planning, surveying, and civil engineering done in-house in collaboration with Matz Architects and the Falconer Group. This development consists of 32 residential, freehold, architecturally designed apartments located at 178 McLeod Road, Te Atatu South. 

The resource consent was reformatted, resubmitted and approved to enable a higher yield and a more efficient design. Walk-up apartments were developed due to the original terrace housing scheme not being financially viable. We look forward to seeing construction start on this project and are proud to have been involved. 

Woodglen Ridge

Woodglen Ridge is a new, boutique development built on a stunning elevated ridgeline of Glen Eden on its own private lane. These architecturally-designed, freehold townhouses consist of 2 and 3 bedroom homes with stylish open plan living areas and green spaces.

CIVIX's planning, engineering and surveying divisions have been involved in this project from inception, through to resource and subdivision consent and now on-site with the engineers and surveyors taking the development through to titles.

The development was originally opposed by Auckland council officers but we managed to obtain approval on a non-notified basis post support of the Urban Design Panel.

Avondale Bowling Club

Avondale Bowling Club

Our teams here at CIVIX are pleased to have worked collectively together to effectively change the zone of part of the Avondale Bowling Club.

The old Avondale Bowling Club site was zoned Public Open Space which CIVIX sought non-complying resource and subdivision consent for an apartment and terrace house development (designed by TAYLORED Studio) with planning, engineering and surveying involvement. CIVIX applied the surrounding THAB zoned land as an indicator for development parameters.

Consent was recommended for public notification via special circumstances noting the consent was a pseudo plan change. With the involvement of Berry Simons Lawyers and CIVIX underlying consent documentation, the duty commissioner agreed that it would achieve nothing to notify the consent except that the public would prefer to retain open space zoned land despite private ownership structure.

Redevelopment of the property will commence this year.

Contemporary Orakei Dwellings

Two quality contemporary dwellings were consented by the CIVIX planning and engineering team alongside X-Studio Architects.

Multiple reasons for consent were required given the challenging site features, with the dwellings designed to take advantage of views across the Orakei Basin. Earthworks and sub-grade design specifically sought to minimise earthworks via a stepped design.

Consultation with the Councils Parks Department ensured a favourable reserve interface with direct pedestrian access provided, and construction is now well underway.

Pond Survey

Pond Survey

CIVIX surveyors have been busy performing topographic surveys of stormwater reserves around Auckland from Waiuku to Warkworth, utilising the latest in GPS and total station technology to efficiently capture accurate and reliable field data.

The data captured at Glenmore Stormwater Reserve will help to assess the current status of the pond, and can be used in future design work that will help improve the reserve's functionality and associated water quality.

This service complements our cadastral, monitoring, and construction surveying capabilities. It also offers a great opportunity for the team to get out and about throughout the region.

Katrine Takapuna Apartments

Katrine Takapuna Apartments

Katrine is comprised of 43 luxury residences. Standing eight floors high, it is the iconic new gateway to Takapuna. This new and exciting development in Takapuna West will contribute to the intensification of this catchment.

CIVIX were engaged to revisit the underlying consent and revisit the apartment configuration for this development while seeking to control costs to facilitate a more financially viable development.

Orakei Boutique Apartment

Orakei Boutique Apartment

CIVIX has successfully been granted resource consent for a boutique apartment building on a challenging site in Orakei. Our planning team worked in close collaboration with our Engineering and Surveying experts.

The development envelope was maximised as a result of adjoining right of way and a reserve on two of the boundaries. It had multiple development control infringements, inclusive of being over height and four stories in part in the Mixed Housing Urban zone and was resolved on a non-notified basis.

We look forward to seeing construction start on site.

Remuera Residential

CIVIX was able to achieve a challenging non notified resource consent for a five Storey dwelling in the Mixed Housing Suburban Zone in collaboration with OZAC Architects Limited.

This project included significant neighbour objection to the development proposal with Berry Simons engaged by the neighbours to oppose the development and advise council of High Court Judicial review should the consent not be limited notified.

Consent was obtained non notified post detailed work and review alongside council processing officers and duty commissioner review. Detailed design underway with construction commencing early 2020.

Henderson Apartments

CIVIX Planning and Engineering obtained resource consent to construct a five-level apartment building containing 36 dwelling units across four levels, with a café on the ground floor.

Conveniently located, the project was successfully resolved on a non-notified basis, despite neighbour opposition, based on the design provided by Square Tomato Architects. Support was provided from Auckland Transport, who were involved in the consenting process given applicable road widening designations across the front of the site.

Another quality outcome utilising the Alternative Height in Relation to Boundary standard, maximising yield and building bulk in the intended manner, with the Duty Commissioner commenting:

“The proposed development makes full use of the site opportunities and also activates the corner”.

Looking forward to construction commencing, and a new landmark building being completed.

Mairangi Bay Apartments

CIVIX's planning team are proud to have facilitated a challenging resource consent for a development which will become a catalyst for change in the Mairangi Bay Village Centre.

The mixed use, Mairangi Bay Apartments at 423-427 Beach Road, designed by Herbst Maxcey Metropolitan Architects, comprises of 4 stories of residential apartments and ground level commercial real estate.

Council Officers sought to decline the publicly notified consent for exceeding AUP height limits however the consent was approved via Independent Hearing Commissioners.

We are very pleased with this outcome and look forward to seeing other developments in the area succeed.

Kainga Ora‬’s Puriri Park Rd Development

Kainga Ora‬’s Puriri Park Rd Development

CIVIX were the engineers for Kāinga Ora‬’s Puriri Park Rd development in Whangarei. ‬

Engineering challenges on the site included a shallow Wastewater network and the requirement to provide stormwater detention in an integrated development where primary and secondary stormwater flows discharged to separate locations.

We designed an integrated servicing approach for the site including a reduced width public road and service networks in collaboration with Architectus‬. We also acted as an expert witness for the development at the hearing which was granted despite strong opposition.‬

Mangawhai 40 Lot Subdivision

Mangawhai 40 Lot Subdivision

CIVIX completed the engineering design for resource consent and the engineering plan approval for the WHAI AWA development, a 40 lot residential subdivision off Pearson Street in Mangawhai.

The design utilised rain gardens for treatment and realigned overland flow paths through the site to significantly reduce flooding on neighbouring properties. The tree-lined street is a great showcase for what green engineering can achieve. We are very proud to have been involved in shaping this beautiful area in collaboration with Dream Planning.

3 Scotland & 44 Ireland Boutique Development

CIVIX’s planning and civil engineering specialists obtained resource consent for an exciting, new residential and commercial development in the popular Freemans Bay Catchment, on the corner of Ireland St & Scotland St in Auckland.

The project is a 6 story, mixed use, boutique development with consent being granted, in collaboration with FORMiS Architects, despite the additional level proposed.

CIVIX’s planning team secured resource consent for a modern extension to a protected workers' cottage which formed part of a protected group of heritage dwellings.

Initially, the consent was recommended for notification via the processing planner. The duty commissioner agreed with us and determine the consent did not need to be notified.

Consent was finally obtained as originally set out despite not being supported by Council specialists.

We worked in collaboration with Jessops Architects and heritage experts; Adam Wild and Richard Knott.

Thanks to our clients who believed in the development and obtained the approval they wanted.

Ngaio & Grace Apartments

Ngaio & Grace Apartments

CIVIX's planning division collaborated on a boutique apartment development, Ngaio and Grace, designed by Archaus. It consists of six high quality apartments on a corner site which enabled GFA to be maximised while preserving beautiful views out to the Orakei Basin.

The consent was difficult to obtain due to it being in a catchment where neighbours and local board sought for the consent to be notified however our team were able to get non notified consent approval for the development.

Residential Development in Hauraki

CIVIX completed the planning, civil engineering, and surveying for two adjacent residential developments on Francis Street in the sought after, Hauraki Corner on Auckland's North Shore.

We were involved from resource consent through to the 224C application for these 2 developments in conjunction with the architects from X Studio.

Unique engineering features for these sites include the usage of permeable driveways to reduce stormwater management requirements for the site and siphon systems for the building roof areas. These innovative engineering approaches enabled the sites to be developed despite being located below the public SW line in the roadway.

Otahuhu Bay

CIVIX's Planning, Surveying and Civil Engineering teams worked collectively on the review of Otahuhu Bay's resource consent. Otahuhu Bay is a residential development situated alongside the idyllic Tamaki River in Otahuhu.

This revision, with consent now granted, included reformatting and resubmitting the consent to enable a more efficient design and higher yield. The original terrace housing was not financially viable and therefore were replaced by 35 freehold, architecturally designed, walkup apartments.

It was a pleasure to collaborate with Matz Architects and the Falconer Group on this exciting project and we are happy to have a hand in helping this project move forward.

Putiki Street, Grey Lynn

Putiki Street, Grey Lynn

CIVIX obtained a non notified, mixed use resource consent for a new development on Putiki Street in Grey Lynn. This project comprises of offices and apartments across 6 stories.

The challenge with this development is that it is a narrow and sloping site on the southern ridge below Great North Road with street interface and required off-street parking. However, we were able to maximise land usage in collaboration with FORMiS Architects and have clients who are very pleased with the outcome.

The Kauri Residences are a boutique collection of 53 luxury apartments in Browns Bay on Auckland's North Shore.

CIVIX attained resource consent on this 6 story, over height development. Our planning team successfully maximised the site potential in collaboration with Matz Architects.

CIVIX have also resolved all engineering and surveying requirements on the site.
